Landscape and Topography

Land north of Beaver Road is not designated and is of former agricultural use, The woodland in the area consists chiefly of oak, with some ash and hazel in the south-eastern corner of the development which is protected by a Tree Preservation Order (TPO).

The grass field with its areas of scrub and trees generally slopes down from the southwest to northeast from approximately 58m Above Ordnance Datum (AOD) to approximately 45m AOD.  A dry valley feature along the alignment of a high pressure water main is present in the south eastern area of the site, parallel with and close to the site boundary.

During construction, areas of scrub, trees and grassland will be retained and enhanced around the built development (which includes the protected trees), with further areas of open space integrated into the built development to protect the key landscape features and characteristics.
